Rabbonim oppose new fifteen story building in Boro-Park

Boro-Park Rabbonim are vehemently against the erection of a new fifteen-story apartment building on 20th Avenue in Boro-Park. The Rabbonim, specifically the Novominsker Rav whose Yeshivah is in the neighborhood, have issued many Kol Koires and Pashkevilin against the owner. They claim that by building such a large new building in the Yiddishe neighborhood it is sure to bring unwanted elements into the neighborhood. Ironically when these same Rabbonim built their Shul, Yeshivah and Chasunah Hall in the neighborhood they didn't have a problem with blocking their next-door neighbors' windows or with exponentially increasing the traffic and noise on the block. However, now that someone is building near them they will do anything to stop him.

Maybe the building is going to be filled with litveshe people, that's why the novominsker is so against it. He's right litveshe people are unwanted by his clientele.---Nothing like good heimishe politics!

You should learn to be more respectful to Talmidei Chachomim. a FIFTEEN story buiding?! Did the developer fall of his rocker??

 

If the story read: "Current Residents of Stable Low-Rise Community Oppose new 15-Story Building" all would be saying: "How dare anyone think he could build a ridiculously tall, out-of-place building here. Thank
G-d someone is speaking out."

This new guy is not just building close to them, he is planning to build a monster building that neither fits the character of the neighborhood, nor the residential profile of the neighborhood.

Did we learn nothing from the mistakes of the parts of Boro Park where we have 4- to 6-story buildings in the midst of the 2-family homes, where there is no room to park.
Sure, those 50-60 family structures have no off-the-street parking, as they were built before WWII.

Now, those buildings are now in very desirable chassidish areas and can usually find a way to be renting the apartments to heimishe people. But they do not have dozens of simultaneous vacancies.

However, here we are talking about the equivalent of three on those buildings stacked one on top of the other, and in a fringe area of the community, without the high desirability of 14th Ave . 15 stories would probably be about 150 to 180 families or so. Could you imagine how difficult it will be to keep the building heimish? With the attention this building will get, there will be many applicants from other neighborhoods who are not Boro Parkers, and WOULD negatively affect the culture and safety of the community.

This is an endeavor which WILL impact the area in a major way.

But, notice as soon as the person/people doing the complaining are Chassidish, they are made fun of?
Now, I know nothing about this Novominsker Rebbe person, but: Did whatever he build in the past, now take away his rights to protect his property and his investment today?

And is he the only one complaining?
Should more come and joing in?

Let's be honest. A 15-story building in this neighborhood does NOT fit, and WILL impact those around it much more than any other smaller-scale building dispute.

I do not live in NY at this time. In fact, where I live, they would need to provide 1.5 parking spaces in an underground garage per 2-BR apartment, and 2 spaces per 3-BR apartment. So, if this building will have 150 apartments, it would require a minimum of a 225 to 300-car garage. If it had 180 apartments, it would need a 270 to 300-car off-street parking garage.

Is such a parking garage planned?

They would also be required to show an impact statement regarding traffic flow, etc., how it would affect the neighborhood, and would need a close-by ramp, maybe, to a major road.

Adding about 250 to 300 cars to a small piece of real estate, in a neighborhood of mostly ONE-LANE STREETS would not be allowed in most places.

The streets in Boro Park are 3 lanes wide, and the lanes adjacent to the curbs must be reserved for parking. Due to the growth in Boro Park, bli ayin hora, there are already traffic flow problems, and cars that can't get through due to so many school buses, and often even the school buses can't get through.

Now add 250 cars in such a small area, on top of the traffic flow for the Shuls, Yeshivas, and the Chasunah Hall that is already there, and can you imagine the vehicular load on the roads?

Neighborhoods that can handle this kind of structure, have 2 to 3 driving lanes on their streets, and have all the structures in the area already built with adequate off-street parking.

I know of a developer in my state who was delayed 5 years from a project because the county realized his project would overload the highway, and would not give him a permit to begin until the road was widened, and a lane added to cope with the extra traffic from his new complex. Also he was required to subsidize the studies and road work.
The concept was the current residents should not be taxed to pay for his new project.
The County was correct.

The newcomer should not put an undue load on the people who are already there.

I once tried to open a school in a vacant store in a shopping strip mall. I was turned down due to the lack of sufficient parking to handle the increased load from the students. They were correct.

Goyim, and other people feel they deserve this protection to their community. Do Jewish people not deserve this also?

So, instead of finding fault, why not ask all to join in and try to block this monster from invading Boro Park.

 

First of all I heard that there will be a parking garage under the building.
Second, does anyone know that building/lot was burned down about 15 years ago and has been attracting homeless and all kinds of people?
Third, does anyone know how hard it is for a middle class family these days to buy a house in Boro Park and vicinity? Why is it every time someone wants to build to help with the housing problem in Boro Park there is a big fight.
Fourth, I wonder all the people who are against it, how big and comfortable their houses are and how many cars they have.
I think it is high time that some major development should be happening in Boro Park.

What’s wrong with a condo?
There are some people who would use a shabbos elevator.

How about a compromise where he would build bigger condos then 2 bedrooms? And how do we know that they are only planning to build 2 bedroom apartments?

I think that the Rabbonim who are supposedly against this where just talked into signing something they don’t enough about!! I am not against somebody making some money.

I am not the councilman or his crony, I am just a ragular Boro Parker with a different view.

Because somebody disagrees with you doesn't mean I am the councilman or his crony.

a regular boro parker cares about his neighbor who owns a 2-3 story house and would not support a 15 story project by a builder who does not even live in BP. Our concilman on the other hand lives off the fat of this crooked developer and does not care about the poor zhelubs that voted for him, now that he has eyes for higher citywide office and needs more money

 

Because somebody doesn't mind a builder coming to Boro Park and building doesn't mean that that somebody doesn't care about his neighbor.
I don't understand why the builder has to live in Boro Park. Don't we all go into other neighborhoods and do business?

It seems that you have personal vendetta against the councilman? The issue at hand has nothing to do with the councilman; it is one view/opinion against another’s view/opinion. And BTW the councilman is entitled for his opinion as well.

Is this about the proposed building where the vacant former World Wide Plumbing warehouse stands, adjacent to the Shoprite parking lot? I beleive it's at 50th St. and 20th Ave. and Dahil Rd.

If you are talking about the Yingerman that works for the Councilman you should apologize publicly to him, because he does a lot of chesed for people that contact the Councilman’s office in need of help.

About time there is a major development in Boro Park perhaps the rents will go down a bit I cant rent a 3 bedromm apartment under 2000 and I dont have section 8 so I have to stay in my dump till I can moiver from NY and find some more affordable place or perhaps go to the new development on 20th

 

Rumers have it on the street and in a article in the Hamodia that Felder is backing down from supporting the project.

A couple of pressure cookers are doing what able they could to have him back down and kill the whole project.

So if you want housing or rent to go down, call his office to tell him that we need this project and he should not back down because of a couple of people.

 

Thanks for the idea! I will be going to call Felder (and make sure all in my extended family do the same) and clearly articulate to him why this project is BAD for the local citizens.

I also don't buy into the BALONI that this developer's activities will help bring rental costs down! Who are you trying to kid???

 

How rent will go down?
Simple math: If there won't be a shortage of rental apt then the demand will go down. If the demand goes down the rent goes down.

There are alot of vacant buildings in the area:
14 cor 41
52 cor 13
Vacant lots: where Kings used to be and the surronding area. That area should be rezoned for housing too, and I have no problems with 10, 12, 15 story buildings in this area.Look at some condos that went up lately, 5 to 6 floors that are in height of 10 floors.

WE NEED HOUSING IN THIS COMMUNITY
It's time to wake up.
